1) Warranty means a lot to a buyer. If the home is no longer within the warranty period you should always have an inspection completed by a licensed professional home inspector.

2) IF NEEDED these following repairs should be completed prior to listing a home : Shingles, exterior paint, window replacement or repair, eave trough repair or replacement, walkways and steps, railings, doors and/or seals, carpet cleaning, interior painting, blinds/window coverings cleaned, leaky taps repaired/replaced, water stains in bathroom/kitchen removed, general yard clean-up and trimming, re-doing a deck, cleaning up any sheds or garage and disposing of any junk or garbage in the yard.
