2) Be careful when shopping for a condo, as some condos will not allow pets or have restrictions on types and sizes of pets.
3) Age is sometimes a restriction on some condo units. Some units will allow seniors only and will have a security system with coded locked gates at night, which may or may not suit you.
4) Always consider the area when buying a condo, as the resale value is important and is in direct relationship to the amenities that the area has to offer. Heated underground parking is one of the most sought after type of unit; obviously the price will naturally be a little higher.
Sellers Tips:
1) De-clutter your home so that it looks more appealing. Remember that a clean and tidy home shows 100% better!
2) Fix or finish any repairs that have been started or need to be completed. You want to create a fresh and inviting look for your buyers.
3) If you have pets or are a smoker you should consider getting a professional cleaning done before listing your home. A potential buyer may not appreciate the smell of smoke or may even be allergic to pet hair. This particular buyer may have been the one to offer your full list price.
4) When leaving your home to allow for a showing, try to create a nice warm, cozy environment for the buyer to walk into. Leave all the lights on and a little soft music doesn‘t hurt. You want to make the potential buyers feel at home. Try to create some ambiance.
