Buyers Tips:

1) Always check for easements and right-of-ways on the property. If there happens to be a pipeline crossing the property, it may restrict the construction of another building, such as a shop.

2)If the septic system is more than 15 years old it is a good idea to have it inspected. There is very little an inspector they can check for on most of the field, but can inspect the tank and lid for deterioration and/or cracks and leakage. Typically, a new field system could cost you between $5000.00 and $8000.00 to replace.

3) Recent well water condition and flow rates are essential information to have. Water sample test kits are available at various locations throughout the province or through your realtor. Special pre-cautions must be taken while obtaining a water sample or the sample may come back with undesirable results.

4) Always consider the location, size and depth of surrounding water bodies that are on or near the property. These may be restrictive problems in the future if expansion is in your plans.

Sellers Tips:

1) Acreages usually have outbuildings on site. These buildings need to look well kept, neat and tidy, inside and out. A potential buyer will look for any excuse to low-ball an offer. Your sheds and shops should look just as presentable as your home. Remember the acreage must please not just the wife, but the husband as well. Paint can go a long way to "sprucing up" the outbuildings.

2) Make sure you do all small and large repairs around the property. Everything is important, right down to oiling the squeaky hinges on the gate. Once again 1st impressions are critical.

3) The general appeal of the yard is part of the 1st impression as the buyers come up the drive way. Keep the grass cut, the flower beds clean and the garden weed free. The yard must look appealing.

4) The driveway into the yard is also important. If the driveway is gravel, fill and level any pot holes and trim the grass on the edges. Fences should be straight, and repaired if needed.
